Rental Qualifying Criteria

Income Requirements

-Applicant 2.5 times the base rent. Each applicant over the age of 18 must submit a rental application.

-Guarantor 5 times the base rent

Acceptable Forms of Proof of Income

30 Days of the most recent pay stubs

Tax forms for most recent tax year if still employed with same employer

Corporate accepted offer letters (With verification with employer)

Government or state Award letters for additional types of income (With verification or case number for the government agency.)

Schedule C and tax forms for business owners

6 months of most recent bank statements

Credit and Background Requirements

No misdemeanors within the past 10 years.

No drug or assault related misdemeanors.

No felonies.

A valid government issued I.D is required to verify applicant's identity.

Liability Insurance

Upon move-in, and throughout the duration of tenancy, all tenants must provide proof of renters insurance, which includes a minimum of $100,000 legal liability insurance required under each applicant naming the property as the insurer

Pet Documentation Requirements

Up to 2 pets per apartment Pet Deposit required per pet and pet rent required per pet.

Previous residency must be verifiable. Applicants are required to have payment history and have fulfilled all terms of any applicable lease agreement. Max security deposit required if no
